Our Costs

We charge for the legal work we do on a time recorded basis based on hourly rates. Our charging rate is based upon the seniority and experience of the file handler working on your case as follows:

  • £217.00 per hour plus VAT – Solicitors or CILEX with at least 8 years post-qualification experience (PQE);
  • £192.00 per hour plus VAT – Solicitors, CILEX or Costs Lawyers with at least 4 years PQE;
  • £161.00 per hour plus VAT – Solicitors, CILEX or Costs Lawyers with up to 4 years PQE and other staff of equivalent experience;
  • £118.00 per hour plus VAT – Paralegals, trainees or equivalent

The total cost, before VAT and disbursements, will depend upon the time taken, which will be tailored to your transaction. A range of likely costs would be between a minimum of £450 for a sale price of below £100,000 and up to a maximum cost of £2500.00.

In addition VAT is chargeable, currently 20%.

In addition you will have to pay any disbursements. We explain below any likely disbursements and their cost, where known and not known the average cost or range of costs.

We also explain whether they attract VAT and if so the likely amount.

Disbursement Information for a Sale

Disbursements are costs related to your matter that are payable to third parties, such as estate agent fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

    • ID check per person (purchasers) £12 + VAT
    • Official Copies of Title £6-£18

Services included and key stages - How long will my house sale take?

How long it will take from you accepting an offer until you can move out will depend on a number of factors. The average process takes three months but it can be quicker.

It can be quicker or slower depending on the parties in the chain.

Stages of the process

The precise stages involved in the sale of a residential property vary according to the circumstances. The three main steps are pre exchange of contracts, exchange to completion and post completion work. However, below we have suggested some key stages that you may wish to include:

  • Take your instructions and give you initial advice
  • Receive and advise on contract documents (draft contract order title deeds)
  • Make any necessary enquiries of seller’s solicitor (respond to buyers solicitors enquiries)
  • Give you advice on all documents and information received
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property) to sell property
  • Exchange contracts and notify you that this has happened
  • Redeem mortgage if any
  • Deal with estate agent if any and pay invoice
