What is conveyancing?

Conveyancing is the transfer of the legal title of a property from seller to buyer. To keep it simple, there are 2 steps for how this happens. The first step is the exchange of contracts and the second step is the completion.

Exchange of contracts is the drafting of the legal contract by the seller’s solicitor for both the seller and buyer to sign. Until this contract is signed, either party can withdraw from the sale without any obligations.

Completion or completion date is the day the transaction completes and money exchanges hands. This is the day when the seller must have fully vacated the building and the keys are transferred to the buyer for them to begin moving in.

Frequently asked questions

The conveyancing process generally takes between 6-8 weeks, from the receipt or issue of the contract documents. It all depends on whether you are buying, selling or both, and also on the co-operation of any parties involved and the length of the ‘chain’ of transactions.

You are not required to visit us at any point on site. The whole conveyancing process can be completed by letter, email and/or phone.

There are too many factors that can affect the overall cost of the conveyancing process. Your best bet would be to send us an enquiry using the form above. We can then contact you and discuss your situation before giving a quote that fits your needs.

Initially we may request up to £200 to cover the cost of the searches. Searches are done externally and are not part of the cost of our service to you.

You will pay us for our service upon completion of your conveyancing deal. You will be sent a Completion Statement detailing all the fees associated to your sale or purchase.

If you want the piece of mind of ‘no completion, no fee’, then we can offer this service to you. However, we do charge a little bit more if the deal goes through for the risk we’re taking.

Should you take this offer, we will not charge for our service if your deal falls through. External costs such as for searches, surveying, etc… would still have to be paid but you will receive no bill for our fees.

Andy's review

It’s not often I take the time to write a review online but thought on this occasion I would make the effort due to the “excellent” service provided by Scott Rees & Co during the recent sale and purchase of our home.

My wife and I had previously used their Conveyancing services twice before and on both occasions had received great service from them hence it was an easy choice to use them again. Their fees remained very competitive and were clearly defined from the outset.

Throughout the process of moving home, information and documents were shared very quickly and communicated well. If there was ever a need to raise a query whether by email or phone then they were always responded to quickly and professionally. I never had to chase for updates or felt progress was not being made.

On this occasion I think the reason that everything went so smoothly and efficiently was due to Sarah Smyth who was our dedicated case officer. Sarah was excellent, she was polite, professional, knowledgeable and guided us through the process whenever required. Her manner made us feel like it was a personal service to us and that we were not just another customer.

Moving house is a stressful time but we cannot thank Sarah enough for her help and assistance. We will not hesitate to use their services again in the future.

How much do we charge?

There is no set fee as every transaction is different.

There are many factors that could affect the overall cost such as whether the property is freehold or leasehold, a flat or a house, registered or unregistered title and many more.

Unfortunately due to the far ranging and wide nature of property law, it is difficult to predict all such factors until the process is actually progressing. However we always try and provide an accurate quote for our clients based on the information you can provide to us initially.

Here is our Price Transparency page which gives you more information on our costs, our team and why you should choose us.

What is NO COMPLETION, NO FEE?

‘No completion, no fee’ – It’s as simple as it sounds. Whether you are buying or selling property or both, if your transaction does not complete then we will not charge you for our fees.

As a result, we do not charge any upfront fees for our service. The introduction of ‘no completion, no fee’ means you only need to pay us on the completion date of your transaction.

If you want the piece of mind of ‘no completion, no fee’, then we can offer this service to you. However, we do charge a little bit more if the deal goes through for the risk we’re taking.
